Callippe Preserve Golf Course
Location: Pleasanton, California

The City of Pleasanton's new $40 million Callippe Preserve Golf Course opened in the latter part of 2005. C+D had been providing the City of Pleasanton with "on-call" planning, surveying, mapping, and civil and structural engineering services and construction administration services for this project since planning began in 1997. Our major design work has included preparation of construction documents for a 650,000 gallon steel water tank set into a hillside site, approximately 1100 LF of 12" steel pipe delivery system and tank access road, associated pumps and controls, and related grading and drainage improvements to the hillside setting and roadwork.

Our work on this project has also included construction of one mile of 12" potable and reclaimed water lines, one mile of a combined gravity and force main sewer system, buried lift station motor control center, and provision of service stubs to provide for the existing rural residences currently on septic and well systems, and to serve the thirty–seven luxury home sites built as part of the Golf Course Tract development. A major portion of the new pipeline installations were within an existing County Road, requiring separate approvals, traffic control considerations, easement grants, right-of-way takes, replacement and correction of flaws in the old road surface, and localized drainage improvements. We also prepared cost assessment spreads for the City so that infrastructure costs could be fairly distributed between existing homeowners and the developer's of the golf course custom homes.

Creegan + D'Angelo also provided construction staking, surveying, support engineering and construction administration services during construction of the abovementioned infrastructure, and also during construction of the luxury home sites, the golf course grounds, the driving range, the Clubhouse, Maintenance Building, Cart Barn, Chemical Storage Building, and associated parking areas and driveways.

The total project acreage encompasses 576 acres, of which the golf course occupies 145 acres, the luxury homes and road system approximately 25 acres. The remaining open space consists of private land, 173 acres of City-owned open space with three miles of pubic trails and equestrian trails along the golf course, and 107 acres of land which has been dedicated as environmental preserve.
