ALTA Surveys

Creegan +D’Angelo staff and its subconsultant survey teams conduct ALTA/ACSM Land Title Surveys on many commercial sites in the greater San Francisco Bay Area. These surveys are prepared to the current ALTA standards and C+D works closely with the Owners, Title Companies, Attorneys, and Lenders to provide complete survey and mapping documents. The completed surveys generally include: topography, boundary, easement, right of way, utility, title, land descriptions, and any property encroachment information on a single mapping document. The ALTA Surveys are based on a combination of field and record data and are compiled in an AutoCAD mapping format.

Topographic Surveys

Creegan +D’Angelo staff and its subconsultant survey teams conduct a variety of small and large Topographic Surveys utilizing ground and aerial surveys to provide clients with a detailed map of their site. The topographic mapping is typically used as a basis for preparation of property studies, development plans and construction drawings. C+D provides in-house mapping in an AutoCAD format of topographic features, point information, contours, and is able to include the latest technology of 3D representation on digital terrain modeling maps.

Boundary Surveys

C+D’s staff conducts Boundary Surveys based on record information and field surveys based on existing property monumentation and lines of possession on a wide range of residential, public, and private properties. The survey data and mapping is used for subsequent development and construction exhibits, and is followed by preparation of the required plats and survey maps, which are filed with local agencies to insure proper documentation of the “Boundary Survey”.

GIS

Creegan + D’Angelo Engineers’ in-house staff of GIS technicians, Engineers, and Land Surveyor’s can assist your Public Works, Planning, and Facilities Management staff with the development of a GIS database that will provide powerful tools that combine geographical record keeping with powerful functionality and state of the art presentation quality and aesthetics. With the use of ArcGIS software by ESRI, we have the ability to provide our clients with geospatial information such as SCS soil type, topography, zoning, land use, assessor’s parcel information, Williamson Act Status, and existing utility information on a particular parcel of land or region. Our services are being expanded to provide local agencies with professional infrastructure engineering and consulting services as they relate directly with the development and management of a GIS database.

Lot Line Adjustments

C+D’s staff provides research of recorded documents, and prepares and processes preliminary Lot Line Adjustment (LLA) maps with local agencies. After receipt of review comments from the local governing agency, C+D prepares final property line closure calculations, property line adjustment plats, and written legal descriptions for the recordation of the new property line locations.

Easement Documents

We prepare a variety of Easement Documents for utility, roadway, emergency access and temporary construction zones over residential, public, and private property. The Easement Documents can be based on either field survey information or record information. C+D prepares plat maps and legal descriptions indicating the metes of bounds of the easement lines suitable for recordation with local agencies or through title companies.

Right-Of-Way Documents

C+D’s staff prepares Right of Way (ROW) Documents for full-width public roadway dedications and widening of public roadways. The ROW Documents are typically based on topographic surveys, and roadway design information for the future improvements. Record and field information pertaining to property interests are incorporated into the mapping document. Full-sized mapping sheets are prepared by C+D in order to indicate desired alignment of the ROW. After the mapping of the ROW is approved by the local agency, C+D prepares either separate plats or legal descriptions or maps suitable for recordation of the ROW lines.

Utility Surveys

C+D and its subconsultants perform utility surveys on small and large sites with different degrees of precision depending on our clients' needs. These surveys range from simple field data collection on surface utilities to complex detection of non-visible utilities, and include data collection on inverts of piping systems and complete records research with local and state agencies. In all cases, C+D precisely records the utilities located at the project site and maps them in an AutoCAD format.

Construction Staking

C+D and its subconsultant survey teams provide a wide variety of Construction Staking services for residential, commercial, and public sector projects. Survey technologies utilized by C+D include: Total Station Instruments with on-board data collection, Real-Time Kinematic (RTK) technology, and Global Positioning Systems (GPS) control systems. All Construction Staking is performed based on horizontal & vertical mapping data generated in the office from AutoCAD maps to insure accurate field layouts.
